Moving to Chimney Springs in Marietta, GA? Here’s What to Know

Thinking about moving to Chimney Springs in Marietta? It’s one of East Cobb’s established lake neighborhoods, with more than 700 homes, a pool, eight lighted tennis courts and an elementary school right next door. I put everything into one place in my Chimney Springs neighborhood guide. Here’s the quick version.

Where Chimney Springs is

Chimney Springs homes have a Marietta 30062 mailing address, but the neighborhood is in unincorporated Cobb County, outside Marietta’s city limits. It sits between Post Oak Tritt Road and Bishop Lake Road, with Johnson Ferry Road just to the west. Kroger and a local coffee roaster on Johnson Ferry are about a mile from the clubhouse, and Avenue East Cobb is about 1.6 miles away.

Built around a lake

Arvida of Georgia started Chimney Springs in 1973, and the first families moved in in 1975. The neighborhood was planned around a natural lake, with walking paths, greenbelts and three mini-parks. A stone bridge crosses the head of the lake, and the HOA says it’s a favorite fishing spot. Residents have run the HOA since 1980.

The HOA and the amenities

The HOA is mandatory, and dues are less than $1,000 a year. They support the large pool, eight lighted tennis courts, a basketball court, the renovated clubhouse and the shared grounds. The social calendar includes pool parties, movie nights, weekly bridge and seasonal celebrations.

Schools

On November 2, 2026, I checked two addresses and 53 points along Chimney Springs streets in Cobb’s official school locator. Every one returned Tritt Elementary, Hightower Trail Middle and Pope High, which matches the HOA’s website. Tritt sits on land the developer sold to the school board in 1979, about half a mile from the clubhouse. A few streets just west of the neighborhood are zoned differently, and zones can change, so always look up the exact address before you buy.

Weekends outside

East Cobb Park is about 3 miles away, with trails along Sewell Mill Creek, and Mabry Park is about 3.5 miles away. The Cochran Shoals and Sope Creek trails along the Chattahoochee are a short drive. Every October, the East Cobber Parade comes down Johnson Ferry Road.

Homes and prices

Most homes date from the late 1970s and early 1980s, on mature, tree-lined lots. A Sotheby’s International Realty report counted 9 Chimney Springs sales in the third quarter of 2026, with a median price of $700,000. One quarter is a small sample, so ask me for recent sales on the street you like.
