Legacy Park calls itself “Atlanta’s First Townpark Community.” The neighborhood is built around a 117-acre Town Park and a 7-acre Town Green, with miles of sidewalks, bike paths and nature trails tying its sections together.[2]
Cobb County’s records show nearly 2,000 addresses across 13 named sections, from Annandale and Bellingrath to Winterthur and Northgate. Every one of them sits inside the City of Kennesaw.[1] Most homes have a Kennesaw 30144 address. The Northgate section, at the north end, uses Acworth 30101 mailing addresses even though it is in Kennesaw city limits.[1]
I live nearby in Westpark, so this is my side of Kennesaw too. Publix and a row of local restaurants at Kennesaw Walk are about a mile from the Legacy Park clubhouse, and downtown Kennesaw is less than 3 miles away.[21]
Thirteen sections, one association
Almost every home in and around Legacy Park is a detached single-family house. In the two Census tracts that cover most of the neighborhood, about 98% of homes are single-family detached, about 84% are owner-occupied and the median year built is 1996 to 1997.[12] Sections were built in phases, so lot sizes, home styles and price points change from one section to the next.
The Census estimates the median home value at $472,500 in the tract that includes Annandale, Bellingrath, Carillon, Gramercy, Highcroft, Olmstead, Palisades and Winterthur, and at $398,700 in the tract that includes Lullwater, Madison and Revere.[12] These are survey estimates from 2020 to 2024, not recent sales. Ask me for the latest closed sales in the section you like.
Membership in the Legacy Park Community Association is mandatory. The 2026 annual assessment was less than $1,000, and new owners pay a one-time initiation fee equal to one year’s assessment. There is no rental cap, but signs of any kind, including “For Sale” and “Open House” signs, are not allowed on individual lots.[3]

Trails at home, a mountain nearby
Legacy Park’s own trails
The Town Park, the 7-acre Town Green and miles of sidewalks, bike paths and nature trails are the heart of the neighborhood, along with 12 small neighborhood parks and the lake.[2]
Swift-Cantrell Park
Open 6 a.m. to 10 p.m., with a one-mile perimeter trail, a half-mile inner loop, playgrounds, three pavilions you can rent and a wellness station. Legacy Park homeowners are City of Kennesaw residents, so they get the resident rate on pavilions.[14][1]
Kennesaw Mountain
The battlefield park’s trails are less than 6 miles away. Mountain Road access and the summit shuttle change by season, so check the National Park Service page for road and shuttle status, and entrance fees, before you go.[15]
Legacy Park’s assigned schools
Legacy Park is served by the Cobb County School District. On November 3, 2026, I checked 95 real addresses from every section in the district’s official school locator. Twelve sections share one set of schools, which matches the list on the HOA’s website. Northgate at Legacy Park is zoned differently.[6][4]
All sections except Northgate
Kennesaw, Big Shanty, Awtrey & North Cobb

- Awtrey Middle School, 3601 Nowlin Rd · about 1.2 mi[9]
- North Cobb High School, 3400 Old 41 Hwy NW · about 1.6 mi[9]
Sections: Olmstead, Annandale, Bellingrath, Carillon, Gramercy, Highcroft, Kentmere, Lullwater, Madison, Palisades, Revere and Winterthur.[6]
Northgate at Legacy Park
McCall, Acworth, Barber & North Cobb
- McCall Primary School, 4496 Dixie Ave, Acworth · about 3 mi[10]
- Acworth Elementary School (listed as Acworth Intermediate in the locator), 4220 Cantrell Rd NW, Acworth[10]
- Barber Middle School, 4222 Cantrell Rd NW, Acworth · about 1.3 mi[10]
- North Cobb High School, 3400 Old 41 Hwy NW · about 1.6 mi[9]
Every Northgate address I checked returned these schools. If you are looking at a home near the edge of a section, check that exact address.[6]
Distances are straight-line from the Legacy Park clubhouse. Attendance zones can change, and the district advises families not to rely only on zone information when buying a home. Before you buy, look up the exact address with Cobb’s school and bus locator or the attendance zones page,[7] and confirm with the district. I’m happy to check any address for you.
How far is everything?
Straight-line distances from the Legacy Park clubhouse (4201 Legacy Park Cir), calculated from U.S. Census geocoder coordinates. Driving distances are longer.[21] The average one-way commute for workers in the two Census tracts that cover most of Legacy Park is about 33 minutes.[12]

Could Legacy Park be home?
I live nearby in Westpark and help buyers and sellers in Legacy Park and across Kennesaw, Acworth, Marietta and West Cobb. I can walk you through the differences between sections, check school zones address by address and tell you what recent sales say about value. Because I’ve also worked as a licensed loan officer, I can help you understand the financing side and ask the right questions.
